To live in Europe and travel within the Schengen area without a visa
Since 2013, there has been a residence permit program in Spain for investors, aimed at attracting financial resources from wealthy foreigners.
This initiative is designed to stimulate investment in the local economy through the acquisition of real estate, job creation and investment in securities.

Under the terms of the program, investors can choose from six investment options, including purchasing real estate, buying government bonds or shares of Spanish companies, as well as opening a deposit in a local bank or investing in a business. The minimum investment amount is €500,000.

The program does not require passing exams on knowledge of Spanish language and culture, and does not impose the obligation of permanent residence in Spain. In addition, investment properties can be rented out in accordance with the laws of the country.

Investments under the program can be returned if the investor lives in Spain for five years and obtains permanent resident status. After an additional five years of residence in the country, you can apply for citizenship by first renouncing your existing one.

Who can get a Spanish residence permit?

    Minor children of an investor may also be eligible for a residence permit under the investment immigration program.

Costs for the investor

Spain offers six investment options for potential investors, with the most affordable option being the purchase of real estate. This option requires the least financial investment among the options offered.


In addition to investments, applicants for a residence permit must demonstrate their financial solvency. To do this, you need to transfer to a Spanish bank account an amount that is at least four times the annual minimum wage. For 2023, the minimum wage in Spain is €600 per month, or €7,200 per year, therefore, the account must have at least €28,800. For each additional family member you need to add approximately €7,000.

The investor chooses between residential and commercial real estate in Spain. Including family members does not increase the investment amount. The owner can be the investor himself or the company in which he is the main shareholder.
Purchasing commercial premises through a company allows you to return 21% VAT.
The amount of €500,000 can be invested in one or more objects. Real estate can be rented out and sold after receiving permanent residence status. Taxes and fees include VAT and stamp duty for new buildings, 6-10% of the cadastral value for secondary housing, and up to 25% of the transaction amount for commercial real estate.

Fulfillment of investment conditions
Up to 3 months
Once the program department or other decision-making body notifies Ways to Europe that the application has been approved, the investor fulfills the investment condition of the program: making a contribution to a government fund or purchasing real estate. A period of 90 days is provided for this.

Receiving a passport
From 6 weeks

6 weeks after the investment condition is fulfilled, a passport and a certificate of naturalization are issued. They are sent by mail to the address specified by the investor.
